What is carpet area, built-up & super-built up area in a new flat?

There is a move to charge the buyers as per carpet area. They say normally there is some load factor due to which the area allotted is never same as per agrrement.

    carpet area is the actual usable area which the user gets to use. Built-up area consists of area outside your house, staircase, elevator, etc which can constitute upto 25% of the area.

    Example if you buy a 1000 sq.ft built-up area, you will actually get to use only 750 sq.ft.

    Super built-up is area for the parapet, podium, garden,etc, all of which is charged at market price and can constitute upto 40% of the area.

    It is ILLEGAL to sell property at anything other than carpet area because while developing the land, the developer is not charged FSI for the built-up area, garden, parking space,etc. So if anyone is charging you for anything other than carpet area you have a right to complain to a redressal forum like consumer protection.

    Without a wall, there is no carpet area, Without staircase & lifts, there is no flat, Super built up area includes all these things in proportionate share. Even if you construct on your own you have to construct wall and stairs in order to spread carpet. Otherwise you will have stay open air!

    I want to know about SUPER BUILT Area of a 5th storied flat building .Total land area is 6120 sft and 20% superbuilt area charges of each floor and 8% area charges for stairs ,landingsetc,ie amont charges =720sft+280sft ,when 1000sft is the flat charges,then SB area of each floor is 200x3x15 flats=9000sft SB x rate per sft.It is excess the area 2880 sft than the total land area. Kindly clear justification .

    Carpet area is defined as the net usable area measured from the inner faces of wall to wall.

    Built-up area is the net area of a flat, including space covered by the wall .

    "Super built-up area" represents the entire area of the flat including the outer walls and the undivided share and interest in the common areas.

    Carpet Area includes the inner wall to wall area of your flat, Built up area includes your outer wall to wall area ,balconies utilities while Super built up is built up + the common area of your appartment(your undivided share), parking and the common utilities.
