Head-to head is the tie breaker only in the event of a two way tie between the two. In a three way tie as the situation is now. Detroit and Seattle both have better records than Dallas in conference games eliminating Dallas. Since Detroit and Seattle didn't play each other and both have the same record in conference games, it goes to the record against common opponents and Seattle beats Detroit on that.

If Detroit loses to GB next week and both Dallas and Seattle win, then the head-to-head result matters and Dallas would get the first seed.

I understand Seattle starting out w 3 way tie breaker advantage but in the event Dallas and Seattle wind up facing each other Dallas should have home field due to beating Seattle in reg season. Don't u think?

Because there are 3 other teams to consider: Detroit, Green Bay, and Arizona. Head-to-head is out the window because one of these teams would have to sweep or lose to all the others and that's not the case here. Conference record would be next, and in fact DAL would lose any 3-way tie that may come about because they have the weakest conference record.

Because the winner of GB-Det will also be 12-4, and Seattle wins in a three-way tie.

No. If they are the #1 seed, then they are the #1 seed. It doesn't switch back to a two way tiebreaker later on in the playoffs.
